Cut Through Complexity. Move Forward with Confidence.
Land-use strategy, permitting, entitlements and project representation for property owners and developers across Colorado.
My mission is to help property owners and developers understand what is truly possible on their land by bringing clarity to complexity, representing their interests throughout the process, and helping projects move forward with confidence.
Clarity From Day One
The best outcomes start with fully understanding a property early — before design work locks anything in. I help property owners and development teams get that clarity from the beginning: understanding what a property can support, what strategy makes sense, and who needs to be involved, so the whole project moves forward smoothly from the first step.
The Right Time to Start
Before Buying Land
I evaluate development potential, permitted uses, environmental constraints, and likely approval requirements before you complete a purchase. Knowing these constraints upfront means you're making decisions with real information, not assumptions.
Prior to Investing in Design
I can confirm whether a project concept aligns with applicable regulations before you commit money to architectural or engineering plans. Catching a misalignment early costs you a conversation — catching it later costs you a redesign.
Before Applying for a Permit
The earlier I'm involved in the process, the more I can guide the process smoothly and efficiently. I help build the strategy before an application goes in, so the process moves as effortlessly as possible rather than needing to be untangled after the fact.
When You’re Already In the Process
Early involvement is always better, but if you're already mid-review and things have stalled, I can take a look. If a review has stalled, staff comments are hard to interpret, or an application has grown more complicated than expected, I might be able to step in and help get it back on track. Let’s talk and discuss your project directly to see how I can help.
When You Want Someone Managing the Process
From a straightforward building permit to a large scale development project, I can lay out what to expect and coordinate the people and paperwork around it. You'll always know what's happening, what needs your attention, and what's coming next.
Services Offered:
Property Feasibility & Due Diligence
Understanding what a property can actually support — before you buy or design. With my Land Use Reviews and Constraint Analysis, I identify constraints early, this way you can plan around them instead of discovering them mid-project.
Land Use & Permitting
Building a permitting strategy early — before plans are drawn, not after. The earlier I'm involved, the more I can help shape a smooth approval process instead of reacting to one already underway.
Owner’s Representation
Taking the stress of the project out of your hands, I handle the people and paperwork on your project. Ranging from a simple permit to a complex development and entitlement process. I lay out what to expect at each step and keep everyone — attorneys, agencies, contractors — working within the same plan.
Site Acquisition Support
I identify, evaluate, and advance viable sites for telecom and other infrastructure projects. I check that a candidate site actually works before you commit to it.
Why Work With Me
A Planning Perspective, on Your Side of the Table
During my time as a planner for Gunnison County, I reviewed hundreds of building, wastewater, and land-use matters, including projects that went before the Planning Commission and Board of County Commissioners. That experience taught me where projects commonly stall, how application standards actually get evaluated, and how early research prevents expensive redesign later.
I bring that same perspective to work throughout Colorado — without assuming every jurisdiction operates like Gunnison County. For a new jurisdiction, I research the governing regulations, review adopted maps and procedures, and talk to local staff when it's useful, so I can tell you clearly what's confirmed versus what still needs to be resolved.
My role isn't to promise approval — it's to help you understand the property, reduce avoidable uncertainty, and make better-informed decisions.
Service Areas
Serving Colorado's Front Range, Gunnison County, and Projects Statewide
I work with clients along the Front Range — Boulder, Denver, Jefferson County, Adams County, and surrounding communities — and I maintain deep experience in Gunnison County and Colorado's mountain and rural jurisdictions. Property feasibility, code research, and early strategy work transfer efficiently across jurisdictions. Projects out of state are possible and evaluated on a case by case basis.
Frequently Asked Questions
-
I help property owners and developers understand the regulations that apply to their property and build a strategy for moving a project through approval. For a lot of clients, that also means taking the process fully off their plate — coordinating consultants, tracking deadlines, and managing communication with agency staff, so you're not the one juggling it all yourself.
-
Earlier is always better. Bringing me in before you buy land, invest in design, or submit an application means I can help shape the strategy from the start, rather than working around decisions that have already been made.
-
I work with clients across Colorado — the Front Range, Gunnison County, and mountain and rural communities statewide. Every jurisdiction has its own regulations, and I do the work to understand them directly, whether it's a county I've worked in for years or one I'm approaching for the first time.
-
It depends on the situation. I generally recommend early involvement, but if a review has stalled or you're facing agency comments you don't know how to interpret, reach out and tell me where things stand — I'll be straightforward about whether I can help and what that would look like.
-
Everything from a straightforward building permit to complex land use changes, subdivisions, and multi-agency development projects. I also support telecom and infrastructure site acquisition work.
-
For most projects, I use a flat fee to cover it all. The pricing depends on the scope — some projects are a single feasibility review, others are ongoing representation through a full approval process. I'll walk through pricing and scope directly once I understand your project.
-
Absolutely. Depending on your project needs, I can help coordinate communications, support application management, attend public meetings, and assist through the review timeline from submittal to approval.
-
Yes. If your project is within the regulatory floodplain, I can help navigate floodplain development requirements, as these can be exceptionally challenging.
