Welcome, I’m Sean Pope, founder of Pope Consulting.
I started this work after seeing how often small oversights in land use regulations could turn straightforward projects into years-long processes. While working as a Planner for Gunnison County, I found myself wanting to do more to help people navigate the system—breaking down complexity, identifying issues early, and finding clear paths forward.
During my time with the County, I reviewed over 250 building and wastewater permits and more than 25 land use cases, ranging from straightforward residential projects to applications reviewed by the Planning Commission and Board of County Commissioners. That experience gave me a clear understanding of how the process works in practice—what’s required, how decisions are made, and where projects tend to get stuck.
Before working in planning, I was involved in development work at South Main Gunnison, where I supported project management, business development, and strategic planning efforts. That experience gave me an inside look at how projects come together from the development side—balancing vision, timelines, budgets, and coordination with teams.
I’m naturally drawn to digging into the details, understanding how systems work, and helping bring clarity to complexity.
Today, I work with property owners and developers throughout Gunnison County to understand what they can and can’t do on their land and to guide projects through the permitting process. My approach is grounded in clear communication, thoughtful problem-solving, and setting realistic expectations from the start.
Earlier in my career, I spent years guiding trips through the Grand Canyon—an experience that shaped how I show up in my work today: calm under pressure, adaptable, and focused on helping people move forward with confidence, especially in complex or unfamiliar environments.
